In this month's issue of OFFSITE Builder Magazine , there's a great article on, "The Hidden Costs of 'Mail-Order' Homes". If you've spent any time searching online for a new home, you've probably seen the ads. Fully functional homes delivered to your property for prices that seem almost too good to be true. Modular homes. Shipping container homes. Foldable homes. Even turnkey restaurants. The marketing is compelling, the photos are impressive, and the price tags can make traditional construction look expensive. The problem is that one of the most important questions is rarely the first one buyers ask. Does it actually meet the building code where you plan to install it? Many of these products are manufactured overseas by companies that may have little or no understanding of the state and local building codes required across the United States. A structure that is perfectly acceptable in one country may not be legal to install where you live. Even if the unit arrives looking complete, that doesn't mean it can receive permits, pass inspections, obtain financing, or qualify for homeowner's insurance. The result is that buyers often discover too late that the bargain they thought they found comes with unexpected engineering costs, expensive modifications, permit delays, or in some cases cannot legally be occupied at all. This isn't an argument against innovation . Our industry should embrace new technologies and new ways of building. But innovation without compliance creates risk, not value. Before you fall in love with an unbelievably low price, ask for proof that the home complies with the codes and standards required in your state. Verify the engineering. Understand the approval process. And make sure you're comparing more than just the purchase price. A home is one of the largest investments you'll ever make. Don't let an unbelievable deal become an unbelievable headache.
