Every month, I ask myself a simple question before we publish Offsite Builder: "What does our industry need to hear right now?" This month's answer is reality. Not hype. Not marketing slogans. Not another article promising that modular is a magic solution for every housing challenge. Just practical insights from professionals who have spent decades solving real problems. In this issue, we tackle some of the conversations our industry has been avoiding for too long. We examine why misinformation in the media continues to confuse consumers about factory-built housing. We expose the hidden risks behind the flood of ultra-cheap "mail-order" homes being advertised online. We hear directly from manufacturers about what separates successful modular projects from expensive disappointments. We explain how developers can present modular projects to lenders in a way that improves financing success. We also explore why future appraisal standards that recognize energy performance may fundamentally change how homes are valued. One theme runs through every article. Education creates opportunity. Consumers make better decisions when they understand the process. Developers earn better returns when they prepare correctly. Builders become more profitable when they collaborate with manufacturers early. Lenders gain confidence when they understand the unique strengths of modular construction. The entire industry moves forward when facts replace assumptions. For years, I've believed our industry's biggest challenge isn't manufacturing capacity or technology. It's knowledge. Too many people still don't understand what modern offsite construction really is, how it works, or why it continues to outperform conventional building in the right applications. That's exactly why Offsite Builder exists. If you're serious about the future of housing, whether you're a builder, developer, architect, lender, manufacturer, realtor, or policymaker, I think you'll find something in this issue that challenges your thinking and helps you make better decisions. The future of construction belongs to those willing to learn before everyone else.
